DEVELOPMENT PROJECTS OF PARKE DAY PROPERTIES

1988-90
Equity partner in the development of three single tenant triple net leased properties for a Del Taco franchisee. Later converted two of the buildings to Taco Bell and the other to a Krystals. Sold all three between 1992-95.

1995
Began development on Mansell Forest: a three story, Class A, 54,000 square foot office building in the Mansell Ridge Business Park in Alpharetta, Georgia. Sold in 2006.

1996
Equity partner in the development of Glenhurst; a single family residential subdivision located in north Fulton county off of Parsons Road and GA 141. 91 lots were delivered to Peachtree Residential for the construction of homes priced in the 300s.

1996
Began development on Windward Forest: a two building, single story, 100,000 square foot office park on Northpoint Parkway in the Windward Development in Alpharetta, Georgia. Sold to TriNet Real Estate Investment Trust in 1998.

1996
Equity partner in the development of a two building, 350,000 square foot bulk distribution project in the Riverside Industrial Park in south Cobb County, Georgia. Sold project to Crescent Resources in 1999.

1997
Began development on a 15,000 square foot, single tenant office build-to-suit for Pieper, O'Brien, and Herr Architects. Structured a mezzanine financing deal that allowed the tenant to own the building at occupancy.

Began development on Royal Forest: a two building, 44,000 square foot office project located in the Royal 400 development in Alpharetta. Still holding in 2009.

1997
Purchased and re-developed 246 Sycamore Street: a 26,500 square foot, three story office building in downtown Decatur, Georgia. Sold in 2003.

1998
Began development on Highwoods Center at Deerfield: a 170,000 square foot, three building, single story office park located in the Deerfield development in north Fulton county, Georgia. Project was a "fee" development deal for Highwoods Properties, a REIT based in Raleigh, North Carolina.

1998
Began development of Club Point; a single-family 54-lot subdivision located in the Mirror Lake Golf Club in Douglas County. Also, built and sold 24 homes through Club Point Properties, LLC (1999-2002, RIP). An entity owned by Parke Day Properties.

Began development on Marconi Forest Phase One: a two building, 50,000 square foot, business service park located in the Windward development in Alpharetta. Sold buildings in 1999 and 2000.

1999
Began development on Parkway Forest: a two building (three stories each), 110,000 square foot, Class A office project in the Windward development, adjacent to the Golf Club of Georgia. Sold building and Phase II land in 2005. Have a development agreement with tenant to build Phase II on additional land.

Began development on Prestly Mill Forest: a two story, 27,200 square foot, class A medical office building located in Douglasville, Georgia. Sold in 2004.

Began development on Morningside Forest: a two story, 24,000 square foot, class A office building that was built-to-suit Jenny Pruitt and Associates Realtors and First Horizon Mortgage (a subsidiary of First Tennessee Bank). Sold in 2004.

2000
Began development on Marconi Forest Phase Two: a 45,000 square foot, business service building located adjacent to Phase One in the Windward development. Still holding.

2000
Purchased and finished development of a 15,000 square foot retail center located across from Northpoint Mall in Alpharetta, Georgia. Leased to Autoadvantage, Inc., which operates a full service car wash, convenience store-gas, automotive center, and detail shop.

2003
Began development of The Shops of Hamilton Mill, a 43,500 square foot retail project in Gwinnett County. Project was a joint venture with Cordova Realty Partnership II, a venture capital fund. Sold in 2005.

2003
Purchased a 30,400 square foot service center from Atlanta Gas Light in Savannah, Georgia. Built AGL a new 14,000 square foot operations center. Sold old building in 2004 and new in 2005.

2004
Started Market Forest Shoppes in the Windward development in Alpharetta, Georgia. This project will be un-anchored retail of 18,000 square feet. Site also contains a 1.15-acre bank site, which sold in October 2005 to Flagstar Bank.

2004
Began construction on an 11,500 square foot office building for Keller-Williams Realty in west Cobb County. Sold in May 2008.

2003 and 2006
Completed three ground leases with WH Capital, the parent company of the Waffle House restaurants. Deals were done in Cumming, Lawrenceville, and Lithonia, Georgia. Still holding.

2004
Began construction Mill Creek Forest, a 50,000 square foot, Class A office building at the Mall of Georgia in Buford, Georgia. Building is 50% leased to Bank of America Home Mortgage Company.

2005
Developed a building for a Zaxby's franchisee in downtown Alpharetta, Georgia.

2005
Developed a 44,000 single tenant retail building for Ashley Home Furnishings in Columbia, South Carolina in the Harbison development, which is located near Columbiana Mall. Closed sale in March 2006.

2005
Began development of a freestanding Starbuck's Coffee on Scenic Highway in Gwinnett County, Georgia. Site is across from a Cousin's Avenue project. Sold in February 2008.

2005
Closed a pre-paid ground lease with Waffle House off Salem Road in Covington, Georgia. Site is an out parcel of a Publix's shopping center. Developed a 3,300 foot building on the site.

2006
Began development of The Shoppes at Amelia. Project will contain a Discovery Point day care center, 24,000 of unanchored retail space, and an out parcel of 1.5 acres.

Developed a 42,000 square foot, single tenant retail building for Ashley Home Furnishings in Knoxville, Tennessee.

Developed a 44,000 square foot building for Ashley Home Furnishings in Johnson City, Tennessee.

Developed a Zaxby's restaurant in Shelbyville, Kentucky for a franchisee. Still holding.

Began development of Sawnee Forest Shoppes, a 6,600 square foot retail center in Cumming, Georgia, adjacent to our Waffle House ground lease site. Building is anchored by All Tech and Lube service center.

2007
Developed Terrace Park, a 130,000 square foot, Class A, medical office building located adjacent to Gwinnett Medical Center in Lawrenceville, Georgia. Sold building to Heartland Development which is based in Milwaukee, Wisconsin.

2007
Began development on Camp Creek Forest, a 14,000 square foot unanchored retail center located adjacent to the one million square foot, Camp Creek Market retail center that is anchored by Target, Lowes, and Publix.

2007
Began development of Preston Forest Shoppes, a 5,200 square foot retail center and freestanding 3,400 square foot Zaxby's restaurant. Site is located in the Preston Ridge office park in Alpharetta, Georgia. Zaxby's opened August 15, 2008.

2008
In the planning stage for the development of an 88,000 square foot, Climate Controlled, Self Storage facility at Amelia Forest.

Began planning for a Zaxby's restaurant for a franchisee in Gordonsville, Tennessee.

Began planning for a Zaxby's restaurant for a franchisee in Louisville, Kentucky.

Began planning for a 9,315 Day Care center for a Kiddie Academy franchisee in West Cobb County, Georgia.
